Our office has over 20 years of combined experience with numerous and diverse backgrounds in building design and construction. We have two Commissioning Agents (CxA) and one Commissioning Technician (CxT) through the ACG (AABE Commissioning Group) as well as a Commissioning Process Management Professional (CPMP) with ASHRAE certification. Both of our commissioning agents are LEED accredited professionals who put a high value on simple and efficient operation and maintenance.
TBA’s Commissioning Group has commissioned over 1,000,000 SF of commercial, institutional and retail space. Commissioning over 200 projects has developed the knowledge base that helps TBA be successful time and time again on many different types of projects. Our extensive experience in various market sectors has led to the commissioning of systems from complex central boiler, tower and chiller plants for a 200,000 SF, 18-story high rise to the commissioning of a 30,000 SF tenant retail fit-out on Times Square in New York City. No matter how large or small the project, TBA approaches each project with the owner’s interest in mind to ensure that the final system is operating correctly and efficiently.
TBA’s commissioning agents are CxA certified through the ACG Commissioning Group and are registered Professional Engineers in 49 States, Puerto Rico, District of Columbia and 2 Canadian Provinces.
There is no substitute for good communication, collaboration and experience when it comes to commissioning a project. TBA’s commissioning agents are involved early in the project to ensure the equipment design meets the owner’s operational and energy efficiency needs. TBA understands that equipment and systems that are too costly or difficult to maintain will quickly become a headache over the long run.
TBA’s commissioning process begins with owner meetings to discuss their needs and desires, thorough drawing review and preparation of detailed commissioning specifications as well as construction observations and extensive functional field testing. This process progresses until the system is working properly and efficiently as designed.
TBA knows that when it comes to commissioning, time is of the essence. Fully operational, comfortable, and efficient HVAC, plumbing and lighting control systems need to be in place on day one of occupancy. TBA understands that our window to complete the commissioning process is small. TBA works closely with construction managers and contractors to establish commissioning activities prior to turnover. Where seasonal commissioning activities are required, TBA will schedule heating and cooling system checks prior to major seasonal changes to ensure the building is ready for the change in weather.
TBA understands the cost of a building includes, not only electric and gas utilities, but also costs associated with occupant comfort and satisfaction derived from properly designed and operational HVAC, lighting, and plumbing systems. Our experience commissioning hundreds of spaces has shown us that there are far fewer occupant complaints and maintenance issues on buildings that have been properly commissioned by our team. Occupant comfort coupled with HVAC, electrical, and plumbing systems running efficiently add up to a building that will save the owner significant costs over the life of the structure.
